New Refinancing Opportunities

Recently announced changes to the Home Affordable Refinance Program (HARP) will offer new refinancing opportunities to homeowners who have not previously been able to qualify for a mortgage loan because of declining home values.

The HARP program has been released by the Federal Government, but is currently waiting on details related to implementation. Allen Tate Mortgage expects to begin accepting loan applications based on new eligibility guidelines once implementation is finalized.

HARP 2.0 eligibility guidelines (subject to approval):

- Mortgage must be owned or guaranteed by Freddie Mac or Fannie Mae

- Mortgage cannot have been previously refinanced under HARP

- Current loan-to-value ratio must be greater than 80%

- Borrower must be current on the mortgage at the time of the refinance, with a good payment history for the past 12 months

New Refinancing Opportunities for Homeowners

Prepared Buyer Program

The Prepared Buyer Program is a free program offered by Allen Tate Mortgage that helps potential homebuyers prepare to become successful home owners. It focuses mainly on credit improvement and education, but also includes homebuyer education, budgeting, and closing costs savings components.

The goal of the program is to help individuals prepare for and achieve homeownership within 6-9 months. Because this customized program is largely client-driven, it has a high success rate. Participants must meet certain eligibility requirements including a minimum credit score of 570 to qualify for this program.

Renovation Loans

A FHA 203(k) Renovation Loan helps qualified borrowers purchase or refinance a home that needs non-structural repairs or renovations, and finance the cost, up to $35,000, as part of a single-close loan with attractive terms. It is only available for owner-occupied primary residences and a minimum down payment of 3.5 percent is required. Repairs and renovations must be completed within six months of closing. It is a great option for buyers considering a foreclosure, short sale or other home that may be in immediate need of a new HVAC system, roof, appliances, cabinets, deck or even fresh paint.
